What should you do to prepare for a hurricane?

Get a plan. The most important step is to identify your hurricane risk. Do you live in an evacuation zone? If so, you need to plan on where you and your family would ride out the storm if you are told to evacuate. Most people only need to evacuate a few miles from the coast to avoid the dangers of storm surge. Find a friend or relative that lives outside the storm surge evacuation zone and have a plan to ride out the storm with them. You should also establish a family communications plan in case you are not together when you need to evacuate.

Once a person understands their risk for hurricane impacts, an appropriate disaster safety plan should be developed to help ensure an individual’s and a family’s safety. A disaster safety plan is a comprehensive plan that identifies all of the steps a family needs to take before, during, and after a disaster to ensure maximum personal safety and property protection. For a step-by-step guide on creating a family disaster plan please see Florida’s “Get a Plan” guide. Citizens should also visit their State Emergency Management Agency websites for family disaster plan templates that may be more suited to a local area.

Recent research has found the likelihood that a consumer will purchase a smart home device increases by 93% among those who have seen the technology in action. The data also reveals that personal and family security remains the key driver in smart home adoption with nine out of 10 North American consumers agreeing that a Smart Homes is becoming one of the most important factors when considering to purchase a connected home.

The second annual State of the Smart Home Report from Icontrol Networks examines the changing adoption indicators and attitudes towards the smart home, levels of intent to upgrade their present homes or purchase connected homes have upgraded their home with smart technology.

The research suggests a strong growing trend in connected homes from the following population segments: with millennials (79%) and parents (76%) leading the pack, and 50% of the overall population excited about the technology. The report reflects that interest is driven by simple devices with obvious benefits – and to drive mass adoption, device makers are demonstrating the ease of installation and benefits of their products in solving real, day-to-day activities.

Bob Hagerty, CEO of Icontrol Networks made the following comment: “We’ve been in this space for more than a decade, and in the last two years we have seen excitement over the ‘Internet of Things’ explode.”

Consumers have expressed the highest levels of interest in connected thermostats, cameras, lights and door locks:

  • Self-adjusting thermostat: 72% average product costs and installation is under $200
    • Doors that can be locked from a remote location: 71%
    • Indoor lighting that automatically adjusts: 69%
    • Outdoor lighting that automatically adjusts: 65%
    • Home monitoring cameras: 65%

Additional findings include:

  • 42% of respondents report they would be most inclined to incorporate smart home technology into their home when they are making renovations or upgrades, followed next by when they buy a new home (26%) or move (25%).
  • 74% of consumers agree they would like at least some help with the installation and set-up of their smart home devices – and 52% said they would like someone to do all of the installation and set-up for them.

Which room is the heart of the smart home?

  • 40% of North Americans listed their entertainment room as the area of the home they are most excited about connecting to their smart home, followed next by their kitchen (39%) and their bedroom (34%).

Geography matters

    • Residents in the Northeast region expressed the highest level of excitement about the possibilities of the smart home. Coincidentally, this region also reported the largest number of residents who knew someone with a smart home, backing up one of the report’s main findings that seeing is believing when it comes to connected home technology.
    • One in two Midwest residents mentioned their kitchen as the one room they were most excited about connecting to their smart home.
  • Those in the South expressed the highest likelihood among regions to be interested in the connected thermostat (77%) and smart devices that would allow their irrigation systems to mind and operate themselves.  Based on the above report,  it  becomes apparent that  smart sellers  should consider  adding  summer all of the top five Smart home products  that will help  sell your home faster and for more money.

1. How long have you been an active full time Realtor?  How much education have you received? Ask the agent what credentials and designations they have received. Experience and continuing education typically make for better agents. Consider the difference between a part-time real estate agent who sells a few properties for friends and relatives and someone who treats it as a full-time business. A part time Realtor cannot provide the level of service that a full time Professional Agent who is doing this day in and day out can provide.

2. Pricing Advice

The most important conversation you will have with your agent is about the price of your home. The Realtor® you choose should present you with a comprehensive market analysis that compares similar homes that are on the market, have sold recently and have been taken off the market.

At what price do you think my house will sell in the current market? And why?

This will give you an understanding of the agent’s knowledge of the market and their thought process in pricing your home, the most important decision you’ll have to make. An experienced Realtor will refer to the recent market data, the current pool of comparable homes on the market, and your home’s condition and amenities in giving you an answer. If they rely solely on a value based on Zillow or any computer generated home value … run, run, as fast as you can. You are paying for your Realtor®’s knowledge and expertise, so listen carefully to the advice you receive and choose your agent thoughtfully.

3.    What will it cost me to sell this property? Buyers often don’t pay commission directly, but sellers often do and the costs can vary from agent to agent. Ask what will it cost me to sell this property? Also ask for a breakdown of estimated closing costs. If you get someone who’s charging less, you are likely to receive reduced services and marketing as a result of the agent’s reduced commission? As we all know, it costs money to run a full time business and always remember the adage, you get what you pay for. A successful agent will usually not reduce their commission and my recommendation is you only want an agent that is not going to cut corners or the marketing and advertising of your home.

4.Request that the agent provides you with a list of clients and phone numbers that you can contact. Do you have a personal website and a blog? Ask for their company website as well.

An agent’s website is an important marketing tool. Take the time to visit the sites that they give you to get a sense of the agent and the brand. We suggest that you should ask where your property will be listed and how many websites the agent participates in. Will the agent list the property on his or her YouTube channel or Facebook page too?

5.    Photography

Do you use a professional Photographer? How many photos will you use in our listing? A minimum of 45 should be used. Will you shoot a video? Will the video include aerial photography use of a drone? Videos are important and will help organic SEO ranking.

6.    How many sellers are you representing now?

This question is a bit tricky. As a Luxury home Seller you want an agent that is active and yet not so active that they will not have the necessary time to be present at every showing, communicate weekly or more frequently market and showing updates. Stay on top of all aspects of the Buying and Selling Process. An agent that has very little business will likely not have the budget to market your home properly nor the knowhow. Also ask who will be your main point of contact, because some busy real estate agents use a team of assistants or sub-agents to handle day-to-day tasks, and you may not have direct access to the agent you choose. If the agent has a team, be sure to meet the entire team so you know who will be representing you to the public. I think it is an important question to ask so you can evaluate the agent and their team member.

A new restaurant is heading to Miami Beach’s South-of-Fifth neighborhood, with a down-and-dirty name: Dirt. The concept is casual, modern American with a health conscious twist — plans are to open in September at 232 Fifth Street, in the space formerly occupied by Kone Sushi. Dirt plans to serve “a vegetable-forward menu with responsibly raised proteins, such as hormone- and antibiotic-free grass-fed meats, pasture-raised chicken, wild-caught fish, and cage-free eggs, according to a release. Named for its desire “to create an unpretentious, transparent, back-to-basics approach to how we eat and enjoy food,” Dirt said it will be serve breakfast, lunch and dinner, along with organic juices, smoothies, wine, craft beer and other items. The restaurant is co-f0unded by Jeff LaTulippe, general manager, whose background includes an internship at the White House and a stint on Wall Street before a career in private equity.
Also on board are Executive Chef Jonathan Seningen and Operating Partner Matt Ernst. Seningen’s experience includes prior stints in the Caribbean, New York — Atlas, Artisanal, and Chanterelle — and Washington, D.C., where he was executive chef of the vegan eatery Elizabeth’s Gone Raw. Ernst, an experienced business executive and former Ernst & Young Entrepreneur of the Year, was responsible for founding the IT consulting firm Amentra, which he sold after eight years to Red Hat. Ernst marketing strategy is to give Dirt a mobile and online presence through partnerships with mobile ordering and loyalty platform LevelUp, online ordering platform Zuppler, and delivery startup Postmates, the release said. “The digital era has been here,” Ernst said in a statement, “but we’re only now starting to scratch the tip of the iceberg of possibilities when it comes to food and the restaurant industry.” — Janine Mills
