And, if your biggest hurdle right now is that you\u2019re having trouble finding something you like, don\u2019t forget that a newly built home is a great option.<\/p>\n<p>As a recent article from the <em>National Association of Realtors<\/em> (NAR) <a href=\"https:\/\/www.nar.realtor\/magazine\/real-estate-news\/contract-signings-slow-but-buyer-demand-is-still-high\" rel=\"noopener noreferrer\" target=\"_blank\" style=\"color: blue;\">says<\/a>:\u00a0<\/p>\n<blockquote><p><em>\u201c<\/em><strong><em>Home buyers continue to be met with limited housing options <\/em><\/strong><em>during what\u2019s typically the real estate market\u2019s busiest season. . . . The current supply of existing homes is about half the level it was in 2019 . . . <\/em><strong><em>Meanwhile, the market for new construction is a bright spot<\/em><\/strong><em>.\u201d<\/em><\/p><\/blockquote>\n<p>Here\u2019s a look at a key metric that shows just how much new home construction is ramping up nationwide. It\u2019s called <strong>new residential completions<\/strong>. Basically, <strong>completions<\/strong> are newly built homes that are finished and ready to move into.<\/p>\n<p>The graph below uses <a href=\"https:\/\/www.census.gov\/construction\/nrc\/current\/index.html\" rel=\"noopener noreferrer\" target=\"_blank\" style=\"color: blue;\">data<\/a> from the <em>Census<\/em> to show the trend of new-home completions over time, including the long-term average for the number of finished housing units (<em>shown in black on the graph<\/em>):<\/p>\n<p><a href=\"https:\/\/www.simplifyingthemarket.com\/content\/images\/20230707\/20230711-new-residential-completions-increase.png?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\" rel=\"noopener noreferrer\" target=\"_blank\"><img decoding=\"async\" src=\"https:\/\/blog.sfloridaluxuryhomes.com\/wp-content\/uploads\/2023\/07\/20230711-new-residential-completions-increase-1.png\"><\/a><\/p>\n<p>As you can see on the left (<em>shown in orange<\/em>), leading up to the housing crash, builders exceeded that average. The result was an oversupply of homes on the market, so <a href=\"https:\/\/www.simplifyingthemarket.com\/2023\/06\/12\/are-home-prices-going-up-or-down-that-depends\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\" rel=\"noopener noreferrer\" target=\"_blank\" style=\"color: blue;\">home values<\/a> declined. That was one of the factors that led to the housing crash back in 2008.<\/p>\n<p>Since then, the level of new home construction has fallen off, and builders haven\u2019t built enough homes to meet the historical average (<em>shown in red<\/em>). That underbuilding left the housing market with a multi-year inventory deficit. And, that deficit is part of what makes inventory so low right now.<\/p>\n<p>But, here\u2019s the good news. The green on the right shows that according to the <a href=\"https:\/\/www.census.gov\/construction\/nrc\/current\/index.html\" rel=\"noopener noreferrer\" target=\"_blank\" style=\"color: blue;\">latest report<\/a> from the <em>Census<\/em>, builders are matching the long-term average right now. And that means they\u2019re bringing more newly built homes to the market than they have in recent memory.<\/p>\n<p>And residential starts and permits are also gaining momentum. <strong>Starts<\/strong> are homes where the construction has officially kicked off. <strong>Permits<\/strong> are homes where builders are planning to break ground soon. Since both are up, it\u2019s a sign there are even more newly built homes coming soon.<\/p>\n<h4><strong>What This Means for You<\/strong><\/h4>\n<p>More newly built homes in various stages of the construction process means your pool of options just got bigger.
