Those headlines are focused on how much mortgage rates have climbed this year. And while it\u2019s true rates have risen dramatically, it\u2019s important to remember they aren\u2019t the only factor in the affordability equation.<span id=\"more-47400\"><\/span><\/p>\n<p>Here are three measures used to establish home affordability: <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/10\/20\/whats-ahead-for-home-prices\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">home prices<\/a>, <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/10\/12\/four-things-that-help-determine-your-mortgage-rate\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">mortgage rates<\/a>, and wages. Let\u2019s look closely at each one.<\/p>\n<h4><strong>1. Mortgage Rates<\/strong><\/h4>\n<p>This is the factor most people are focused on when they talk about homebuying conditions today. So far, current rates are almost four full percentage points higher than they were at the beginning of the year. As Len Kiefer, Deputy Chief Economist at <em>Freddie Mac,<\/em> <a href=\"https:\/\/twitter.com\/lenkiefer\/status\/1583120440477638656?s=61&amp;t=BJfo4wZ1wpoplAOy49w3Pg\">explains<\/a>:<\/p>\n<blockquote>\n<p><em>\u201cU.S. 30-year fixed mortgage rates have increased 3.83 percentage points since the end of last year. <strong>That\u2019s the biggest year-to-date increase in rates in over 50 years.\u201d<\/strong><\/em><\/p>\n<\/blockquote>\n<p>That increase in mortgage rates is impacting how much it costs to finance a home purchase, creating a challenge for many buyers that\u2019s pricing some out of the market. While the current global <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/10\/25\/what-happens-to-housing-when-theres-a-recession\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">uncertainty<\/a> makes it difficult to project where mortgage rates will go in the future, experts do say that rates will likely remain high as long as inflation does.<\/p>\n<h4><strong>2. Home Prices<\/strong><\/h4>\n<p>The second factor at play is home prices. Home prices have made headlines over the past few years because they skyrocketed during the pandemic. Now, the most recent <a href=\"https:\/\/www.spglobal.com\/spdji\/en\/documents\/indexnews\/announcements\/20221025-1457029\/1457029_cshomeprice-release-1025.pdf\"><em>Home Price Index<\/em><\/a> from <em>S&amp;P Case-Shiller<\/em> shows home values continued to decelerate for a fifth consecutive month (<em>shown in green in the graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/blog.sfloridaluxuryhomes.com\/wp-content\/uploads\/2022\/11\/sp-case-shiller-index-continued-to-decelerate-in-august-MEM.png\" data-rel=\"lightbox-image-0\" data-rl_title=\"\" data-rl_caption=\"\" title=\"\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-47402\" src=\"https:\/\/blog.sfloridaluxuryhomes.com\/wp-content\/uploads\/2022\/11\/sp-case-shiller-index-continued-to-decelerate-in-august-MEM.png\" alt=\"Key Factors Affecting Home Affordability Today | Simplifying The Market\" width=\"650\" height=\"488\" srcset=\"https:\/\/blog.sfloridaluxuryhomes.com\/wp-content\/uploads\/2022\/11\/sp-case-shiller-index-continued-to-decelerate-in-august-MEM.png 960w, https:\/\/files.simplifyingthemarket.com\/wp-content\/uploads\/2022\/11\/04111717\/sp-case-shiller-index-continued-to-decelerate-in-august-MEM-400x300.png 400w\" sizes=\"auto, (max-width: 650px) 100vw, 650px\"><\/a><\/p>\n<p>This deceleration is happening because higher mortgage rates are moderating demand, and as a result, easing the buyer competition and bidding wars that previously drove prices up.<\/p>\n<p>What\u2019s worth noting though, is how much higher home prices still are than they were before the pandemic (<em>shown in blue in the graph above<\/em>). Even now, we have a long way to go to get to more normal levels of home price appreciation, which is historically closer to 4%. When both mortgage rates and home prices are high, affordability and your purchasing power become a greater challenge.<\/p>\n<p>But while prices are still elevated in many markets, some areas are seeing slight declines. Wages<\/strong><\/p>\n<p>The one big, positive component in the affordability equation is the increase in American wages. The graph below uses <a href=\"https:\/\/www.bls.gov\/charts\/usual-weekly-earnings\/usual-weekly-earnings-over-time-total-men-women.htm#%E2%80%8B\">data<\/a> from the <em>Bureau of Labor Statistics <\/em>(BLS) to show how wages have grown over time. This year is no exception.<\/p>\n<p><a href=\"https:\/\/blog.sfloridaluxuryhomes.com\/wp-content\/uploads\/2022\/11\/american-wage-growth-since-2000-MEM.png\" data-rel=\"lightbox-image-1\" data-rl_title=\"\" data-rl_caption=\"\" title=\"\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter wp-image-47403\" src=\"https:\/\/blog.sfloridaluxuryhomes.com\/wp-content\/uploads\/2022\/11\/american-wage-growth-since-2000-MEM.png\" alt=\"Key Factors Affecting Home Affordability Today | Simplifying The Market\" width=\"650\" height=\"488\" srcset=\"https:\/\/blog.sfloridaluxuryhomes.com\/wp-content\/uploads\/2022\/11\/american-wage-growth-since-2000-MEM.png 960w, https:\/\/files.simplifyingthemarket.com\/wp-content\/uploads\/2022\/11\/04111719\/american-wage-growth-since-2000-MEM-400x300.png 400w\" sizes=\"auto, (max-width: 650px) 100vw, 650px\"><\/a><\/p>\n<p>As the<em> Bureau of Labor Statistics <\/em>(BLS) <a href=\"https:\/\/www.bls.gov\/news.release\/pdf\/wkyeng.pdf\">reports<\/a>:<\/p>\n<blockquote>\n<p>\u201c<em>Median weekly earnings of the nation\u2019s 120.2 million full-time wage and salary workers were $1,070 in the third quarter of 2022 (not seasonally adjusted), the U.S. Bureau of Labor Statistics reported\u2026<strong>This was 6.9 percent higher than a year earlier<\/strong>\u2026<\/em>\u201d<\/p>\n<\/blockquote>\n<p>So, when you think about affordability, remember the full picture includes more than just mortgage rates. Home prices and wages need to be factored in as well.
