And news about an <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/07\/07\/what-does-an-economic-slowdown-mean-for-the-housing-market\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">economic slowdown<\/a> happening today may bring all those concerns back to the surface. While those feelings are understandable, data can help reassure you the situation today is nothing like it was in 2008.<span id=\"more-47050\"><\/span><\/p>\n<p>One of the key reasons why the market <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/08\/12\/why-experts-say-the-housing-market-wont-crash-infographic\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">won\u2019t crash<\/a> this time is the current undersupply of inventory. Housing supply comes from three key places:<\/p>\n<ul>\n<li>Current homeowners putting their homes up for sale<\/li>\n<li>Newly built homes coming onto the market<\/li>\n<li>Distressed properties (short sales or foreclosures)<\/li>\n<\/ul>\n<p>For the market to crash, you\u2019d have to make a case for an oversupply of inventory headed to the market, and the numbers just don\u2019t support that. So, here\u2019s a deeper look at where inventory is coming from today to help prove why the housing market isn\u2019t headed for a crash.<\/p>\n<h4><strong>Current Homeowners Putting Their Homes Up for Sale<\/strong><\/h4>\n<p>Even though <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/08\/10\/is-the-shifting-market-a-challenge-or-an-opportunity-for-homebuyers\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">housing supply<\/a> is increasing this year, there\u2019s still a limited number of existing homes available. The graph below helps illustrate this point. Based on the latest weekly <a href=\"https:\/\/www.calculatedriskblog.com\/2022\/08\/housing-inventory-august-29th-update.html\">data<\/a>, inventory is up 27.8% compared to the same week last year (<em>shown in blue<\/em>). There would need to be a flood of people getting ready to sell their houses in order to tip the scales toward a buyers\u2019 market. And that level of activity simply isn\u2019t there.<\/p>\n<h4><strong>Newly Built Homes Coming onto the Market<\/strong><\/h4>\n<p>There\u2019s also a lot of talk about what\u2019s happening with newly built homes today, and that may make you wonder if we\u2019re overbuilding. But home builders are actually slowing down their production right now. Ali Wolf, Chief Economist at <em>Zonda, <\/em><a href=\"https:\/\/www.entrepreneur.com\/article\/433166\">notes<\/a>:<\/p>\n<blockquote>\n<p><em>\u201cIt has become a very competitive market for builders where they are trying to offload any standing inventory.\u201d<\/em><\/p>\n<\/blockquote>\n<p>To avoid repeating the overbuilding that happened leading up to the <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/08\/02\/3-graphs-to-show-this-isnt-a-housing-bubble\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">housing crisis<\/a>, builders are reacting to higher mortgage rates and softening buyer demand by slowing down their work. It\u2019s a sign they\u2019re being intentional about not overbuilding homes like they did during the bubble.<\/p>\n<p>And according to the latest data from the <em>U.S. Census<\/em>, at today\u2019s current pace, we\u2019re headed to build a seasonally adjusted annual rate of about <a href=\"https:\/\/www.census.gov\/construction\/nrc\/pdf\/newresconst.pdf\">1.4 million homes<\/a> this year. While this will add more inventory to the market, it\u2019s not on pace to create an oversupply because builders today are more cautious than the last time when they built more homes than the market could absorb.<\/p>\n<h4><strong>Distressed Properties (Short Sales or Foreclosures) <\/strong><\/h4>\n<p>The last place inventory can come from is distressed properties, including short sales and foreclosures. Back in the housing crisis, there was a flood of foreclosures due to lending standards that allowed many people to secure a home loan they couldn\u2019t truly afford. Today, <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/06\/01\/why-home-loans-today-arent-what-they-were-in-the-past\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">lending standards<\/a> are much tighter, resulting in more qualified buyers and far fewer foreclosures. As lending standards tightened since then, the activity started to decline. And in 2020 and 2021, the <a href=\"https:\/\/www.simplifyingthemarket.com\/2022\/08\/08\/why-the-forbearance-program-changed-the-housing-market\/?a=616460-ab6caa3a6a8f085fc17c865a33a506b4\">forbearance program<\/a> was a further aid to help prevent a repeat of the wave of foreclosures we saw back around 2008.<\/p>\n<p>That program was a game changer, giving homeowners options for things like loan deferrals and modifications they didn\u2019t have before. And <a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2022\/08\/15\/share-of-mortgage-loans-in-forbearance-decreases-to-0.74-in-july\">data<\/a> on the success of that program shows four out of every five homeowners coming out of forbearance are either paid in full or have worked out a repayment plan to avoid foreclosure. These are a few of the biggest reasons there won\u2019t be a wave of foreclosures coming to the market.<\/p>\n<h3><strong>Bottom Line<\/strong><\/h3>\n<p>Although housing supply is growing this year, the market certainly isn\u2019t anywhere near the inventory levels that would cause prices to drop significantly.
