Real estate is <strong>not<\/strong> one of them.<span id=\"more-43181\"><\/span><\/p>\n<p>Mark Fleming, <em>Chief Economist<\/em> for <em>First American<\/em>, just <a href=\"https:\/\/blog.firstam.com\/economics\/housing-market-potential-reaches-highest-level-since-2007\">reported<\/a>:<\/p>\n<blockquote>\n<p><em>&ldquo;Since hitting a low point during the initial stages of the pandemic, the only major industry to display immunity to the economic impacts of the coronavirus is the housing market. Housing has experienced a strong V-shaped recovery and is now exceeding pre-pandemic levels.&rdquo;<\/em><\/p>\n<\/blockquote>\n<p>Buyer demand is still strong heading into the fall. <em>ShowingTime<\/em>, which tracks the average number of buyer showings on residential properties, just <a href=\"https:\/\/www.showingtime.com\/blog\/august-2020-showing-index-results\/\">announced<\/a> that <strong>buyer showings are up 61.9%<\/strong> compared to the same time last year. They went on to say:<\/p>\n<blockquote>\n<p><em>&ldquo;Normally, real estate activity begins to slow down in the late summer, but this year it peaked in July, August and into September.&rdquo;<\/em><\/p>\n<\/blockquote>\n<h4><strong>There Is One Big Challenge<\/strong><\/h4>\n<p>Purchaser demand is so high, the market is running out of available homes for sale. Just last week, <em>realtor.com<\/em> <a href=\"https:\/\/news.move.com\/2020-09-24-Realtor-com-R-Weekly-Housing-Report-Nearly-400-000-Fewer-Homes-Have-Been-Listed-Since-the-Start-of-the-Pandemic\">reported<\/a>:<\/p>\n<blockquote>\n<p><em>&ldquo;Since the beginning of the COVID pandemic in March, nearly 400,000 fewer homes have been listed compared to last year, leaving a gaping hole in the U.S. housing inventory.&rdquo;<\/em><\/p>\n<\/blockquote>\n<p>The <em>National Association of Realtors<\/em> (NAR) <a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/ehs-08-2020-single-family-only-2020-09-22.pdf\">revealed<\/a> that, while home sales are skyrocketing, the inventory of existing homes for sale is dropping dramatically. Bill McBride, founder of the <em>Calculated Risk <\/em>blog, in discussing inventory of newly constructed houses, <a href=\"https:\/\/www.calculatedriskblog.com\/\">notes<\/a>:<\/p>\n<blockquote>\n<p><em>&ldquo;The months of supply decreased to 3.3 months&hellip;This is the all-time record low months of supply.&rdquo;<\/em><\/p>\n<\/blockquote>\n<h4><strong>What does this mean for sellers?<\/strong><\/h4>\n<p>Anyone thinking of putting their home on the market should not wait. <strong>A seller will always negotiate the best deal when demand is high and supply is limited.<\/strong> That&rsquo;s exactly the situation in the real estate market today.<\/p>\n<p>Next year, when the pandemic is hopefully behind us, there will be many more properties coming to the market.
